Radon Testing
Radon is the second leading cause of lung cancer in the United States. The gas is odorless, tasteless, and invisible and comes from decaying rock deep underground. During the testing, a highly sensitive monitor is set up in the lowest livable area of the home. It takes continuous readings for 48 hours. At the end of the 48 hours, a report is generated letting you know the average amount of radon gas that is entering the home and whether further mitigation is recommended. Radon mitigation systems are relatively inexpensive to install.
Manufactured Home HUD Compliance Foundation Certification
HUD Permanent Foundation Certifications are required on all manufactured homes when financing with any government-backed loans. (FHA, VA, USDA, etc.)
Mold Testing
Mold testing includes visually inspecting all areas of the home for moldlike substances. Up to 3 tape or swab samples are taken of visible areas of concern and then overnighted to a laboratory for professional analysis of the type and spore count present, and whether further mitigation is recommended. Additional samples can be taken at the buyer's request for an additional price. We are ICA2 certified through the National Association of Certified Mold Inspectors.
Sewer Scope
Sewer scope inspections include running a camera through the sewer line from the house cleanout to the main sewer lateral at the street. This service can identify root intrusion, collapsed pipes, belly or sagging pipes, separated pipes and other problems that can affect the free flow of sewage. Sewer line replacement can cost thousands of dollars. We can locate issues during the inspection period, helping you negotiate for repairs. We have even found serious problems on the sewer lines of new construction homes, from where landscaping contractors have driven large trucks and trailers over newly installed sewer lines.
Air Quality Testing
Air quality testing includes setting up a machine that takes one outside control air sample and then two inside air samples in different locations of the house. The three samples are then overnighted to a laboratory for professional analysis to determine the type and amount of mold spores present in the breathable air inside the home. Additional samples can be taken for an additional charge. Some clients elect to have samples taken in every room of the house.
Blower Door Testing
Blower door testing checks the airtightness of the building envelope and is a required test on all new construction homes in Alabama. This is great for older homes, as the test locates leaking areas around the home. In older homes, after leaks are identified and repaired by a contractor of your choosing, you can expect to save up to $1000 per year in utility costs.
Air Duct Leakage/Tightness Test (DET)
Air duct leakage/tightness testing is required on all new construction homes and major remodels on existing homes when the ductwork is outside the building envelope. The test identifies leaks in the ductwork portion of your HVAC system. After leaks are identified and repaired by an HVAC technician of your choosing, you can expect to save $300-$1000 per year on your power bill. This will also extend the lifespan of your HVAC system.
